Why Waiting for Rates to Drop Could Cost Buyers More

A lot of Chicago buyers are sitting on the sidelines right now saying the same thing:

“I’m going to wait until rates drop.”

I get it. Nobody wants a higher monthly payment. But here’s the part many buyers miss: waiting for a lower rate does not always mean saving money. In some cases, it can cost you more.

Rates May Drop, But Prices May Not

Mortgage rates are still sitting in the mid-6% range. Freddie Mac reported the 30-year fixed mortgage rate at 6.49% as of June 25, 2026, which is lower than the same time last year but still high compared to the super-low rates people remember from a few years ago.

Here’s the catch: if rates drop, more buyers usually jump back into the market. More buyers means more competition. More competition can push prices higher.

So yes, you may get a slightly better rate later, but you may also pay more for the house.

That is like waiting for a sale at the store, then finding out everyone else showed up too and the price went right back up. Classic Chicago move.

Chicago Homes Are Still Moving Fast

Chicago is not a dead market. Not even close.

As of May 31, 2026, Zillow showed Chicago had 5,344 homes for sale, a median sale price of $370,000, and homes going pending in a median of just 9 days. Zillow also reported that 42.7% of sales were over list price as of April 2026.

That tells us something very important: good homes are still moving.

Buyers who are waiting for the “perfect” rate may be missing homes that are priced well today. And when rates improve, those same homes may have more people fighting for them.

The Lower Rate Trap

Let’s keep it simple.

A buyer may say, “I’ll wait until rates drop by 1%.”

Sounds smart, right?

Maybe. But what happens if the home price goes up $20,000, $30,000, or more while you wait?

Now your lower rate may not help as much as you thought. Your payment may still be high because you are borrowing more. Plus, you may have to compete against more buyers, waive better terms, or pay over asking.

That is not saving money. That is paying a different way.

You Can Refinance the Rate Later

Here is the part buyers need to understand:

You marry the house. You can refinance the rate later.

If you buy the right property at the right price today, you may have more control. If rates drop later, you can talk to your lender about refinancing. But if home prices keep climbing, you cannot go back in time and buy today’s price.

The house you pass on today may be more expensive tomorrow.

Waiting Can Also Cost You Equity

Every month you rent, your landlord gets paid.

When you own, part of your payment helps build your future. Over time, the property can gain value, and your loan balance can go down.

That is equity.

Waiting may feel safe, but if prices rise, you may be losing buying power. The same budget that works today may not work six months from now.

The Smart Move Is Not Rushing — It Is Preparing

I am not saying every buyer should run out and buy anything with a front door and a roof.

No way.

The smart move is to get prepared now.

That means knowing your numbers, getting fully approved, understanding your monthly payment, and watching the right neighborhoods. When the right home shows up, you are ready to move.

The buyers who win are not always the ones with the most money. Many times, they are the ones who are prepared before everyone else wakes up.

Bottom Line

Waiting for rates to drop sounds smart, but in Chicago, it can backfire.

If rates drop, buyer demand may increase. If demand increases, prices and competition may go up. That means you could end up paying more for the same type of home later.

The better strategy is simple:

Know your numbers. Watch the market. Buy the right home when the deal makes sense.

Do not wait for perfect. Perfect usually shows up late and brings 15 other buyers with it.
